Existing Conditions Documentation

The foundation of our design process. We will measure and photograph your space to create a digital representation. This will be used as the base drawings for the rest of the design and construction process going forward. Using the 3D model, we are able to easily prepare perspective views, site plans, floor plans, and exterior elevations of your existing conditions and our proposed design as it develops over the course of the project.

Pre-Design | Feasibility | Concept

Determining if your project goals can be met and setting the aesthetic tone. We review the zoning and building codes to determine the constraints of your project and prepare a curated selection of imagery. We will meet with you to review the existing conditions documents, discuss the opportunities available to you, and collaborate to establish your desired aesthetic.

Design Development

Working with you to build out the design and put it on paper. Using the selected floor plan and conceptual palettes, we continue to develop your project’s documentation. Looking at detailed views like ceiling plans, interior elevations, finish plans, furniture plans, and proposed palettes, we work with you to expand upon the design. The length and associated fee of this phase is driven by your choices - you can direct us to develop additional options, presentations, or iterations at our hourly rate.

Schematic Design

Beginning with multiple options for both plan and aesthetic, presented and iterated, culminating with a single design direction with which to move forward. Floor plan options often range from straightforward to complex to give you a full picture of the ways we can accomplish your goals. Following our first meeting, we will combine what you like best from each option to create the floor plan we will proceed with. The mood bards will become more specific to key spaces and transform into conceptual palettes that show how the material selections work with each other. The length and associated fee of this phase is driven by your choices - you can direct us to develop additional options, presentations, or iterations at our hourly rate.

Construction Documentation

Documenting the specific components of your project to develop a set of documents your builder will use to provide you with the cost of construction for your construction agreement. Our basis of design packet is a visual summary used to quickly describe the scope of your project as a way to introduce your builder to your project overall. The drawing set shows the design intent so that the contractor and their trade sub-consultants can provide accurate cost estimates for the work as intended. The set is completed with a specification spreadsheet that allows us to share details about the finishes, fixtures, and equipment proposed so they are considered in your builder’s cost estimate. This document is live and can be commented on to mark selections as approved, purchased, or if you’d like us to make re-selections, allowing the entire team to remain on the same page during construction.

Permitting

Tailoring the documentation to speak directly to your permitting jurisdiction. Extraneous information is removed and additional jurisdictional requirements are documented. A drawing set that graphically proves code compliance through updates to the diagrams prepared during pre-design, annotations, schedules, and forms. We track progress through the jurisdictional process, answering reviewer questions or comments, updating the drawings, and writing response letters until your permit is obtained.

Construction Administration

Tracking key milestones of construction and providing direction through shop drawings, submittals, and detailing to insure the design intent is achieved. Some projects require regular site meetings for the duration of construction that typically include the builder, designer, and you. These meetings can also include engineers and sub-consultants when necessary. As your design team, we are available to answer any questions your builder has and review shop drawings from sub-consultants to insure your project if completed as you intended.

Interior Furnishings

Working with you to select furniture, window treatments, decorative lighting, art, and accessories. This could also include custom furniture design and sourcing antique or one-of-a-kind pieces that are specifically chosen for your project.

Procurement + Installation

Assisting you with the purchasing and procurement of the approved furnishings for you home. We are available for installation support and staging to put the final touches on the design we’ve crafted together.
