Pre-Design + Feasibility

Studying the constraints on your project due to the applicable codes, neighboring properties, pedestrian connections, accessibility concerns, and site implications. Reviewing the RFP and scope that fits the property and the target resident profile.

Conceptual Design

We start with an exploration of the project site along with the history of the area and target resident. Next we craft a narrative based on our understanding of the brand, client, and ownership. This foundation creates a story to which each design decision is reflected upon.

Schematic Design

Using the concept developed, we weave the narrative into the essential elements of the design including space planning, material palette development, programming, and preliminary FF&E and art direction. This is when the story begins taking shape.

Design Development

Refining the components of the design and solidifying the material palette, lighting, and furniture selections through renderings and physical samples. The intent is to help realize the actual space beyond the narrative in order to document it for permitting and construction.

Permitting

Providing your jurisdiction with the required documentation to obtain a building permit. This includes responding to reviewer comments, updating the drawings as required, and managing the nuances of the permitting process.

Construction Documents

Coordinating with project consultants to create a tailored set of drawings such as floor plans, RCPs, finish plans, FF&E plans, elevations, and details to ensure the design intent is precisely executed. Compiling of material and fixture schedules specific to the design.

FF&E Selections + Specifications

Designing bespoke pieces and sourcing retail selections of casegoods, furnishings, lighting, artwork, and accessories to heighten the resident experience in both units and amenity spaces. Producing FF&E specifications and outlining the quantities for issuance to a procurement agency.

Procurement + Installation

Coordinating with the procurement agency through the purchasing process or working directly with the clients on purchasing for smaller scale projects. Shopping locally for accessories and art to enhance the finished space. Assisting with installation of furnishings and staging of spaces once construction is complete.
