Conceptual Design

We start with an exploration of the project site along with the history of the area and target market. Next we craft a narrative based on our understanding of the brand, client, and ownership. This foundation creates a story to which each design decision is reflected upon.

Schematic Design

Using the concept developed, we weave the narrative into the essential elements of the design including space planning, material palette development, programming, and preliminary FF&E and art direction. This is when the story begins taking shape.

Design Development

Refining the components of the design and solidifying the material palette, lighting, and furniture selections through renderings and physical samples. The intent is to help realize the actual space beyond the narrative in order to document it for construction.

Design Documentation + Construction Documentation

Coordinating with project consultants to create a tailored set of drawings such as floor plans, RCP, finish plans, FF&E plans, elevations, and details to to ensure the design intent is precisely executed. Compiling of material and fixture schedules specific to the design. For projects that include our architectural services we will provide Construction Documentation.

Permitting +
Jurisdictional Approval

Construction
Administration

FF&E Selections + Specifications
